General Conditions

Podere Paradiso is for adults only (sleeps 8 -12) with 4 apartments with: 4 double beds and 4 single beds.

SEASON: Podere Paradiso is open from 1 April to 31 October. In the other months of the year it is possible to request availability of the apartments from the owner. Podere Paradiso has 4 apartments and can be rented as a single villa (that is, the central farmhouse with the 4 apartments, which are: VIOLET, ROSE and IRIS located on the first floor, and the LILY apartment located on the ground floor (adapted for wheelchair access).

THE BANQUET ROOMS and the restaurant kitchen, which are located on the ground floor of the central building, are not included in the rental of the apartments. The owner manages these rooms and they can be used for meals for guests upon request. Guests can request breakfast, lunch and/or dinner from the owner and any requested meals must be agreed upon in advance with the owner. The cost of meals is not included in the rental price of the facility. The rental of the entire villa means all 4 apartments; the single exclusive structure can accommodate from 8 to 12 people. The separate apartment is reserved for the owner who lives on site with her family.

RESERVATIONS: To book, simply contact Podere Paradiso and request the availability of the desired accommodation. Once the availability of the accommodation has been verified, the managers will provide confirmation. The guest, after having ensured availability, must pay a deposit equal to 40% of the total price of the stay. Payment can be made by bank transfer, which is followed by the issuance of an invoice for the paid amount and the remaining cost. It is the responsibility of the guest who will make the transfer to send the correct details for issuing the invoice via email.

BALANCE: The balance must be paid 40 days before arrival date, using the same procedure as for sending the deposit.

DOCUMENTS: Upon arrival, guests must present an identification document (passport or identity card) to allow the fulfilment of the booking procedures as required by Italian law. The data provided is protected as the agriturismo strictly complies with the Privacy Law (CONSENT TO THE PROCESSING OF PERSONAL DATA IN ACCORDANCE WITH LEGISLATIVE DECREE N. 196 / 2003).

DEPOSIT: Guests must pay a security deposit upon arrival of € 2,000.00 for the rental of the 4 apartments intended as a single villa. The security deposit will be returned upon departure, after deduction of any damages that may have been incurred.

CHECK IN: The accommodation is available in the afternoon from 17:00 to 19:00.

CHECK OUT: The apartments may be vacated from as early as 07:00 until and no later than 10:00 on the day established for departure, with the exception of the high season months of July and August, when the apartments and/or the entire structure must be vacated no later than 9:00 in the morning. If guests arrive outside the established hours, they will need to make arrangements with the owner. If guests need to leave before 07:00, they must make this request to the owner at the time of booking.

NUMBER OF GUESTS: The number of people who will occupy the accommodation must not exceed the established maximum capacity of 12 people. It is absolutely forbidden to let people who have not been duly registered enter Podere Paradiso.

BED, BATHROOM AND KITCHEN LINENS: The apartments are rented equipped with sheets, blankets, towels, tablecloths and tea towels.

THE KITCHENS are all equipped for cooking. For safety reasons the kitchens are not fitted with ovens.

CLEANING: All accommodation is delivered clean and equipped with linen. Final cleaning is included in the price. The change of linen: bed, bathroom and kitchen linen and the total cleaning of the apartment takes place once a week and is mandatory for those staying longer than a week. The owner has free access to the property to carry out the necessary maintenance operations (garden, swimming pool, laundry, animals, etc). It is forbidden to wash clothes in the apartments. Guests will find the fully equipped laundromat in the village of Acquapendente.

HEATING: The heating is autonomous. The cost of LPG gas is included in the price from 01 April to 31 October. In the remaining months the price of gas is not included in the price and is paid according to consumption - each apartment has its own gas counter and is paid as an extra. From 01 June to 30 September the use of the barbecue is forbidden as the agriturismo is located in the vicinity of a national park (the Monte Rufeno nature reserve) and due to the danger of fires it is not possible to light fires.

LAUNDRY: The internal laundry service is not active. Guests have at their disposal numerous laundromats, including self-service ones, located in Acquapendente (3 km).

CANCELLATIONS: In the event of cancellation, the guest is required to pay the rental price as follows: - 40% of the total if the cancellation is made up to 40 days before arrival; - 50% of the total if the cancellation occurs from 40 to 20 days before arrival; - 75% of the total if the cancellation occurs from 20 to 8 days before arrival; - 100% of the total if the cancellation occurs from 8 days before to the day of arrival. Failure to arrive will be charged 100% of the price of the stay. No refund is due to guests who decide to interrupt the trip or stay that has already been booked. CHEQUES FOR THE BALANCE WILL NOT BE ACCEPTED.

PETS ARE NOT ALLOWED DUE TO THE PRESENCE OF DOMESTIC AND FARM ANIMALS at Podere Paradiso.

CAR PARKING: guests have ample parking, also covered, on the left after the second entrance to the Podere Paradiso. WASTE: Podere Paradiso operates a mandatory separate waste collection. Guests are required to carry out separate waste collection and to place differentiated waste in the special buckets and bins made available. All collection information is laid out and explained in each apartment.

GUESTS PLEASE BRING: swimming pool towels and swimming caps. THE COST OF BREAKFAST is not included in the rental price.

SWIMMING POOL: size 23 m x 8 m x 1.45 with an adjoining children's pool 4 m x 4 m x 90 cm; sunbeds, deckchairs, tables and seating by the pool; it is open from 15 May to 30 September. The pool area is fenced off and in accordance with Italian regulations and those of the Lazio Region the swimming pool is closed during the night. The gates are open from 9.00 to 20.00. Between 20:00 in the evening and 09.00 in the morning it is absolutely forbidden to enter the pool area. It is possible to enter the pool only after having taken a shower, washed your feet, and wearing a swimming cap. As the pool is shallow, diving is prohibited. Children under 18 years cannot be left unattended and must always be accompanied by an adult. For safety and hygiene reasons balls, mattresses or other objects cannot be brought into the bool. Inflatable armbands and rings for small children are allowed. The swimming pool does not include a jacuzzi pool. It is not possible to eat or bring food near the pool as this attracts ants, insects and cockroaches.
